Claimant says:
"I WAS A CUSTOMER FOUR TWO YEARS A I PAYED MY STORAGE BILL ON TIME I WAS READY TO MOVE OUT AN I CONTACTED PUBLIC STORAGE TO LET THEM KNOW I WAS MOVING OUT IN MAY 2014 I MOVE OUT BEFORE THE NEXT MOUTH RENT WAS DO AN I DON'T OWE MONEY FOR JUNE SO THEY PUT MY GOOD NAME UP FOR COLLECTIONS WITH A COMPANY ALLIED INTERSTATE THEY OR TRYING TO COLLECT $199.44 FROM ME AN WILL SETTLE FOR $139.44 I DON'T OWE THIS MONEY. I NEED TO HAVE THEM STOP THIS COLLECTION . CAN YOU HELP ME WITH THIS MATTER."

    Complainant - Edward Michaux

    We are responding to the complaint from Edward Michaux regarding his concerns with Billing and Rent Increase . First of all we are sorry to hear of any inconvenience you have experienced.

    We find that he entered into a contract with Public Storage on 10/5/2012 wherein he signed a contract agreeing to the following Terms and Conditions.

    2. TERM AND RENT. The term of this Lease/Rental Agreement shall commence as of the date written above and shall continue from the first day of the month immediately following on a month-to-month basis until terminated. Occupant shall pay Owner as a monthly Rent, without deduction, prior notice, demand or billing statement, the sum noted above (plus any applicable tax imposed by any taxing authority) in advance on the first day of each month. If the term of this Lease/Rental Agreement shall commence other than on the first day of the month, Occupant shall pay a full month's Rent for the first month and shall owe a pro rata portion of the second month's Rent. Occupant understands and agrees that under no circumstances will Occupant be entitled to a refund of the first month's Rent paid upon execution of the Lease/Rental Agreement. Also, Occupant shall not be entitled to a refund of a pro rata portion of the Rent for the month in which the termination occurs. The monthly Rent, amounts and type of other Fees and/or Charges, as well as any other term of this Lease/Rental Agreement, may be adjusted by Owner effective the month following written notice by Owner to Occupant specifying the adjustment, which such notice shall be given not less than thirty (30) days prior to the first day on which the adjustment shall be effective. Any such adjustment shall not otherwise affect other terms of this Lease/Rental Agreement and all other terms of this Lease/Rental Agreement shall remain in full force and effect.
    An increase in rent is never welcome news and I understand your concern. Our costs of operating the property have gone up and, unfortunately we have to pass these costs to our tenants. Our rates are still competitively priced compared with the competition. The Corporate Pricing Group determines storage unit pricing. They establish all rent rates, and any rent increases for current customers are based on a number of factors that are carefully evaluated before making any adjustments.

    Also after reviewing the account we do not see where there was any contact with Customer Service for account evaluation or rent delay. We would have reviewed the account to see whether he was eligible for any reductions. Unfortunately, we have found the unit was vacated as of 5/24/2014 with a zero
    balance.

    Once again, we are sorry that we were not able to assist him while still a tenant with Public Storage
